Job Overview
We are seeking a highly skilled and motivated Project Manager responsible for overseeing construction projects from inception to completion. This role ensures projects are delivered on time, within scope, and within budget while maintaining the highest quality and safety standards. The Project Manager must have JOC experience.
Duties/Responsibilities:
Manage the day-to-day operational aspects of multiple active job sites.
- The Project Manager acts as the primary point of contact for clients, architects, engineers, consultants, subcontractors, and internal stakeholders.
- Develop comprehensive project execution plans, schedules, deadlines and logistics with subcontractors and internal teams.
- Define project scope, goals, deliverables, and milestones in collaboration with senior management and stakeholders.
- Coordinate pre-construction meetings, permitting, and document reviews.
- Prepare and manage detailed construction schedules using project management software.
- Oversee construction phases from mobilization through final closeout.
- Review project documents (drawings, submittals, RFIs) for accuracy and completeness. From the review, create and disseminate RFIs, submittals, change proposals, and change orders.
- Monitor project progress and adjust work plans as necessary to meet deadlines.
- Maintain daily communication with Superintendents to ensure alignment with goals.
- Establish and manage project budgets; track job costs against budget throughout the project lifecycle.
- Review, negotiate, and approve change orders with the client and subcontractors.
- Prepare monthly draw requests/pay applications with supporting documentation.
- Obtain and evaluate bids from vendors and subcontractors; issue purchase orders and subcontracts accordingly.
- Conduct regular progress meetings with clients and project teams.
- Identify potential project risks and develop mitigation plans.
- Resolve conflicts and manage issues that may impact cost, schedule, or quality.
Coordinate punch lists and closeout documentation.
Requirements
- Strong organizational skills with excellent time management capabilities.
- Effective communication skills for facilitating meetings and presenting information clearly.
- Experience in requirements gathering, analysis, and documentation processes.
- Ability to perform data collection and analysis for informed decision-making throughout the project lifecycle.
